Closing Day

If you've made it this far, it's almost time for a congratulations, but not quite yet. Remember to secure the following loose ends.


Final Walk-Through Inspection

The final inspection takes place the day before or the day of the closing, and is more of a formality than anything else. The buyer inspects the property to ensure that everything is in functioning order, that everything is as it was when the buyer last inspected it, and that no additional goods have been left behind.


Cancel Home Services & Utilities

After the closing, we will provide a list of essential phone numbers for terminating home services and utilities.


Even at this late point, if an unforeseen situation arises, we are ready to assist you. There's no need to be concerned if something goes wrong with the property or the buyer's finance does not go through on time. We've dealt with these issues before, so we know how to deal with them quickly and without stress.

Be Prepared


Closing

The closing agent will provide a settlement statement to all parties involved, which summarizes and specifies the financial transactions that occurred during the process. The buyer(s) and you, as well as the closing agent, will sign this statement, guaranteeing its accuracy. Arrangements can be made if you are unable to attend the scheduled closing, depending on the circumstances and the notice we get. You have the option of having funds sent electronically to an account at your financial institution or having a check issued to you at the closing if you are receiving funds from the transaction. At the closing, the seller should make sure that the new owner (the buyer) has all of the property keys and any other necessary information.
